Quarterly Tax Billing

QUARTERLY TAX BILLING
 
The Fiscal Year begins July 1st of any given year and ends June 30th of the following year
Fiscal Year 2022 begins July 1, 2021 and ends June 30, 2022.
 
Real Estate and Personal Property Bills are issued four times per year
The first two bills issued are preliminary, the second two are actual
 
1st QUARTER PAYMENT – “PRELIMINARY” TAX BILL
The first bill mailed prior to June 30th and will be due on August 1st. (August 2, 2021 will be a Monday). This bill covers the period from July 1st through September 30th. This is bill equals one quarter of last year’s total real estate tax bill. No tax rate or property assessment will appear on this bill.
 
2nd QUARTER PAYMENT – “PRELIMINARY” TAX BILL
The second bill will be mailed out prior to September 30th and will be due on November 1, 2021 (November 1, 2021 will be a Monday) and covers the period from October 1st through December 31st. This bill is calculated in the same manner as the 1stQuarter Payment. No Tax Rate or property assessment will appear on this bill.
 
3rd QUARTER PAYMENT – “ACTUAL” TAX BILL
The third bill will be mailed out prior to December 31st and will be due on Tuesday, February 1st, 2022 and covers the period from January 1st through March 31st. This bill will show the property assessment, the tax rate and the total amount owed for the current Fiscal Year, including any betterments or other charges. The amount due will be based upon 50% of the actual taxes minus the first two preliminary payments. For example: if an individual paid $2,000 in preliminary bills ($1,000 on August 1stand $1,000 on November 1st) and the actual tax bill on the property is $5,000 ($5,000 minus $2,000 equals $3,000), the taxpayer would then owe 50% of the balance due or $1,500. The due date for the bill and for any requests for an abatement (a lowering in assessed value for a legitimate reason) are the same. 4th QUARTER PAYMENT – “ACTUAL” TAX BILL
The fourth and final bill will be mailed out prior to March 31st and will be due May 2nd.  (May 2, 2022 will be a Monday)  and covers the period between April 1st and June 30th. This bill reflects the balance due after the first three quarterly payments.
