What is the current tax rate?
 
The tax rate for Fiscal Year 2022 is per thousand of the assessed value of the property.
The residential rate is $11.99 and the commercial rate is $19.32. The water tax rate for the Center Water District is $0.43 and Lynnfield Water District is $0.68 for residential and $1.28 for commercial.
 
When are tax bills mailed and payments due?
 
Tax bills are mailed on a quarterly basis. The first quarter is due by August 1st. The second quarter is due by November 1st. The third quarter is due by February 1st and the fourth quarter is due by May 1st. The Town runs on a fiscal year which is from July 1st to June 30th.
 
Where should I mail my tax payment?
 
Please make all checks payable to the Town of Lynnfield and mail in the envelope provided with your remittance slip. If you do not have a remittance slip, please include the address of the property you are paying on, owners name and a bill #.
 
To obtain a receipt by mail, you need to send both portions of your bill with a self-addressed, stamped envelope for return.
 
What should I do in the event I do not receive my bill?
 
You should contact the Collector’s office at 781-334-9430 to request a statement.
 
What happens if I do not pay my bill on time?
 
The payments must be received on or before the due date to avoid interest charges. If payment is not made, the account will begin to accrue interest at the rate of 14% per annum, computed from the date the bill was due. A demand notice will be sent after the fourth quarter due date each fiscal year. A demand fee of $15.00 will be charged against the account in addition to the interest.  If the account remains delinquent after June 30th of the fiscal year, a tax lien will be placed on the property and recorded with the Registry of Deeds. A tax lien is the first step in the foreclosure process.
 
Why should I pay interest on a late payment if I never received my bill?
 
Under state law, failure to receive a bill does not affect the validity of the tax or any interest or fines incurred due to late payment. It is the responsibility of the taxpayer to secure his/her tax bill when one is not received. If you do not receive a bill, you must contact the Collector’s office at 781-334-9430 for a statement. However, you must call before the due date of the bill.
 
What do I need to do if my mortgage company pays my taxes?
 
If a bank or mortgage company escrows your taxes, you must insure that they make timely payments. Most banks use a tax service that will notify them directly of the amount they need to pay for your taxes. However, if you have recetly purchased, refinanced or have a mortgage company that does not use a tax service, it will be up to you to notify them by forwarding your tax bill to them. Your mortgage company can tell you if you need to send them the bill and where to send it.
 
What if I received my bill and it is in the previous owner’s name?
 
The Assessor’s office cannot change the mailing address on the bill until they receive the deed form the Registry of Deeds. In some instances, this could take up to six months. You can, however, request the bill to be sent in care of you at your address. You will need to request this in writing and must be signed by the property owner. Why does my bill show a water tax?
 
We have two water districts in the Town of Lynnfield. Every homeowner that lives in such a district must pay a water tax. This tax is separate from your water bill. The water tax is to maintain the pipes and hydrants throughout the Town.
